Plumbing trouble in Rockaway Township follows the calendar. Winter freezes split supply lines, spring thaw tests every sump, and summer puts extra load on drains and outdoor spigots. An emergency plumber in Rockaway Township, NJ should be ready for all of it, and our dispatch line is answered every day of the year.

The township is large and spread out. It covers about 45.89 square miles according to the Highlands Council, and the 2020 Census counted 25,341 residents, with 81.9 percent of homes owner-occupied. Call, give the address, and the dispatcher sends a licensed plumber from our base in Randolph.

Winter

Frozen and split pipes come first in a lake township

A pipe that freezes can split without leaking until it thaws, and then water arrives all at once. Exposed runs in crawlspaces, garages and outside walls are the usual suspects. If a faucet runs slowly in a cold snap, keep the cabinet doors open and call, because a burst pipe repair done before the thaw avoids the mess.

Homes closed up for part of the year need a plan too. If you drain a seasonal place, tell us beforehand so we can check traps, the water heater and exposed lines on reopening.

The lakes

Eleven lakes and ponds, many with their own communities

A township watershed assessment covered eleven lakes and ponds, including Green Pond, Lake Telemark, Lake Ames, Mount Hope Lake and White Meadow Lake. White Meadow Lake is a property owners association with beaches, pools and a clubhouse. If you live in a lake community, ask the association what it covers before you assume a problem belongs to the township or to you.

The Highlands Council funded a Lake Management Plan in 2022, but no source we found says which lake communities use sewer or septic. Do not guess. Ask the township utility, and we will check the cleanout when we arrive for a sewer line cleaning call.

Steps to take before our plumber arrives in Rockaway Township

Do these while the line connects you.

1Shut the water

Close the main valve. For a lake house with a seasonal shutoff, use that valve first.

2Protect the electrics

Do not use outlets or lights in a wet basement. Switch off the heater at the breaker if it is leaking.

3Open the cabinets

Warm air can reach pipes under the sink or in an exterior wall. Do not use a torch or open flame.

4If you smell gas

Get out, stay well away, and call the gas utility or 911 from outside.

Township utility

The municipal utility runs water and sewer

Rockaway Township Municipal Utility operates both the drinking water and the sanitary sewer systems, from 65 Mount Hope Road, Monday to Friday, 8:30 to 4:30. The township report describes groundwater plants fed by wells on Green Pond Road and in Fox Hills off Mount Hope Avenue, along with bulk purchases from Dover, a 2015 snapshot. For a water pressure or outage question, call the utility first, then us.

Dover's water report agrees that its system serves parts of the township, so part of the township may drink Dover water. Our Dover page has the details on that system.

Rockaway Township and the mail names around it

The township is not the same as Rockaway Borough, which runs its own water and building departments. Mail for ZIP 07866 reads Rockaway, and the P.O. Box ZIP 07842 reads Hibernia. Tell the dispatcher your road, and we confirm the address is in the township.

Older homes

Houses from before 1960

Roughly 32 percent of the township's 10,024 housing units were built before 1960 and about 47 percent before 1970 (ACS 2020 to 2024). That is a lower share than Denville's, so we do not assume old pipe. We look at what is under the sink or at the heater, and then say what we see, perhaps starting with water heater repair.

Flooding here is modest compared with towns along the Rockaway River, though the county plan still lists 79 buildings in the one percent floodplain. Our Morris Township page covers a neighboring township with its own sewer utility.

Permits

The construction office holds the plumbing code

The township code page lists the 2021 National Standard Plumbing Code, New Jersey edition, and names a plumbing subcode official. It gave no permit details for water heaters, so call the construction office before a replacement. Any plumber you hire can be checked on the state's License Verification System.

FAQ

Rockaway Township plumbing questions

What lake and township residents ask.

We cover the main township ZIP, 07866, which reads Rockaway on the mail, and the small P.O. Box ZIP 07842 for Hibernia. "Rockaway Township" is not a USPS city name, so give the dispatcher your road and say Rockaway Township, not Rockaway Borough.

Yes. The line is staffed day and night all year, and a licensed plumber is sent from our Randolph base. Tell the dispatcher if water is running, a sewer is backing up, or you smell gas, as gas calls start by leaving the building.

Shut off the water, open the nearest faucet, and keep the heat on. Do not use a flame. If the pipe has split, leave the water off and call, because the leak appears when the ice melts.

The Rockaway Township Municipal Utility runs the water system, so call it first. If the public side is fine, we look at the pipes in your house.

We could not confirm that for the lake communities. The utility or your association can tell you. We will look for the cleanout on arrival.

The price depends on access, the type of repair, parts and time on site. A frozen line in a crawlspace is not the same job as a clogged main. You get a clear price before work starts.
